About Habitat for Humanity Manitoba:

Habitat for Humanity Manitoba is a 3-star charity with Fair Demonstrated Impact. It has an A Results Reporting grade, which is above average. For every dollar donated, 66 cents are available to go to the cause, which is just within Ci's reasonable range.

Founded in 1987, Habitat for Humanity Manitoba (HFHM) builds and renovates homes, which are sold to low-income families in Manitoba and Northwest Ontario using an affordable home ownership mortgage model. It promotes a homeownership business model as a means to break the poverty cycle. HFHM is formally known as Winnipeg Habitat for Humanity and is based in Winnipeg. Habitat Manitoba is one of Habitat Canada's 45 local affiliates. It has ten local Manitoba chapters in Brandon, Carman-Dufferin, Dauphin, Gimli, Killarney, Neepawa, Portage la Prairie, Selkirk, Virden, and Winkler-Morden. It also has one Ontario chapter in Kenora. Since founding, Habitat Manitoba chapters have built over 500 homes. Habitat Manitoba spent $8.4m on its programs in 2024.

Habitat for Humanity Manitoba’s affordable homeownership program is for families who do not quality for conventional mortgages. Partner families buy homes with no down payment and an interest-free mortgage. Mortgage payments are calculated annually so that families pay exactly 27% of household income on shelter costs. Families must put in 500 labour hours, spent either building a home or working in a Habitat ReStore. Mortgage payments go into a Fund for Humanity that is used to build more homes.

In 2024, Habitat for Humanity Manitoba completed 22 new-home builds for 22 families. 16 homes were built in Winnipeg, four in Brandon, one in Winkler, and one in Virden. Of the 22 families it served, 13 were two-parent families and nine were single-parent families. 61 children moved into Habitat homes in 2024. HFHM's largest current project is building eleven fiveplexes in Winnipeg. The charity expects all eleven units to finish construction in 2026 and will house 55 families, including an estimated 175 children.

Results and Impact

Habitat for Humanity Manitoba built 22 homes and spent $11.0m in 2024. It cost $502k per home built. In 2024 HFHM helped 22 families strengthen their financial stability by purchasing their home. The charity reports the impact for these 22 families is generational and will set a new path for the children of these families.

In March 2025, Deloitte conducted an impact analysis on Habitat for Humanity Canada (evaluating the impact of Habitat Homes, which are built by Habitat affiliates).

The report states that from 2006 to 2023, on average, families earned an additional $7.5k annually in real income since moving into their Habitat home. Since 2006, Habitat Canada’s Homeownership program has helped people earn an additional total $64.8 million in income relative to if they had continued renting. Deloitte states that going forward, Habitat’s existing homeowners are expected to lift Canada’s GDP by an addition $35.7 million each year.

The report surveyed families in Habitat’s Homeownership program across Canada. Since moving into their Habitat home:

73% of families report better physical health,

79% of families report better mental health,

51% of families report better financial security,

30% of individuals had more time to earn income,

and 50% of parents report their children are doing better in school.

While Ci highlights these key results, they may not be a complete representation of Habitat for Humanity Manitoba’s results and impact.

Habitat for Humanity Manitoba’s audited financial statements use activity-based costing, which is a best practice.

Habitat for Humanity Manitoba received $1.9m in donations and special events revenue in 2024. The charity also received $5.4m in mortgage payments from Habitat homeowners and $2.9m in government funding. HFHM spent $8.4m on its programs, which is 74% of revenue, and recorded a surplus of $236k.

Habitat Manitoba spent $352k on fundraising, which is 16% of donations, and $2.0m on administration, which is 18% of revenue (excluding investment income). Total overhead spending is 34%. For every dollar donated, 66 cents are available to go to the cause, which is within Ci’s reasonable range.

Habitat Manitoba has ($9.9m) in reserve funds, as its $14.7m in interest-bearing debt outweighs its $4.7m in cash. This results in a negative program cost coverage ratio, which does not negatively affect the star rating.
